Whether you’re thinking of refinancing or selling your home, determining what your home is worth is very important. You want to know what it would be worth so you can decide what your next decision is. It might be to keep the home a few more yeas, rent it out, cash out refinance, renovation loan, or sell it. There are MANY more options than just mentioned and talking to the right professional can help give you the information you need to make the best decision.

STEPS IN DETERMINING YOUR HOMES WORTH

Let’s talk about what steps you need to take to determine what the value is. 

· Make a list of upgrades.

· How old is the roof and HVAC are they in good working condition?

· Are there any other issues that could pop up that might affect the value of your home? 

· Is your home well maintained? 

· In a convenient location?

All of this can affect the value of your home.

ONLINE HOME VALUES AREN’T ACCURATE

Guess what? If you’re getting a value online and no one has walked your property, your value is most likely off. I’ve seen online values up to 50k off of the homes true value. That 50k could be the difference in you selling or keeping your home a few years longer. Not to mention they haven’t walked inside your home, they don’t know what it looks like, what upgrades you have made, or how well you have maintained the home. 

THIS IS WHY YOU NEED TO TALK TO A REALTOR, interview them, and if you like them use them. I know we all hate trying to be “sold” and having a billion realtors reach out. That is why interviewing an agent and finding one that stands for you, cares, and is knowledgeable is very important! There are many agents out there that care about their clients and will take care of you.

ADVICE: To avoid getting a billion calls don’t put your name down on major website companies (we know who they are)

The best way to talk to one person and not get a bunch of spam mail is to find a local realtor (like me) by searching good brokerages, clicking on an add from a local realtor, or ask friends/family who they recommend. Nothing is better than a good referral.

No matter what online says or what past pictures or even current pictures look like it can never truly show the home accurately. Let’s face it, pictures can be deceiving, and someone can’t possibly understand the layout of the home from pictures. 

JUST TALKING ON THE PHONE ISN’T ACCURATE

Telling someone about your upgrades, doesn’t quite create an accurate picture either. When someone says “we updated the kitchen and put down new flooring”, you have to think, what kind of upgrade? Does the upgrade look good. Are they done correctly or can you see that it was a DIY project? Also, what type of flooring?
